Ask any realtor and they'll tell you that the home inspection can be a double-edge sword.

On the selling side, the inspection could present issue sin the home the seller did not know about previously. The seller might not have any idea that there was mold in the attic, or movement in the foundation walls.

On the buying side, the inspection could be a lifesaver. It could reveal costly items that if not discovered, could bankrupt the buyer. The role of the inspector is to provide an experienced second set of eyes by providing a comprehensive viewing (or testing) of the home the buyer has an accepted on.
