⚖️ Rent control is back on the table in Massachusetts — and it could change the future of real estate investing statewide. On September 3, 2025, Attorney General Andrea Campbell certified the petition to place MGL 40P Rent Control on the 2026 ballot, over the objections of the Massachusetts Association of REALTORS®.
📉 If passed, this proposal would cap annual rent increases at the Consumer Price Index or 5% — whichever is lower. That means landlords may soon face tight restrictions on raising rents, even as property taxes, insurance, and maintenance costs keep climbing.
✍️ But before it even reaches voters, rent control supporters must collect nearly 75,000 certified signatures by November 19, 2025. From there, the legislature will have its say, and if they don’t act, the ballot measure could go straight to Massachusetts voters in November 2026.
