Today I wanted to give you some tips on handling inspection challenges that can arise during the contract phase, whether you’re buying or selling in Omaha.
Let’s say we’ve got a home that’s under contract. It doesn’t matter if you’re the buyer or the seller. It gets to the point when we need an inspection: who knows what’s going to happen? Typically inspections go well, but sometimes we run into unpredictable things. These hang ups can create anticipation and anxiety for both the buyer and seller.

If you run into an unexpected issue with an inspection, the first thing to keep in mind is not to panic. Remember, you’re represented by a Realtor, so trust that expert, because they know how to handle it step by step. Instead of worrying and walking away, keep in mind that your Realtor will guide you to the next step to making good decisions.


As a Realtor, I take steps to ensure you can take the next step in the process. For example, if there’s a problem with a roof, we’ll contact a roofer and get an insurance expert out. I’m a Realtor, not a roofing expert; that’s why we’ll get the right people to get the right advice.

Proper disclosure is key as well, meaning as a Realtor, I’m going to be sure to disclose what I know to the buyer and the buyer’s agent, so they are in the loop as well.

Once we have all of our info, we simply need to put our heads together for a fair course of action.

Once we’ve hired licensed and certified experts, everyone is happy and we can close with confidence knowing that things have been taken care of properly.
